Fewer new homes sold, but a sharp increase in resales: in 2025, the Monegasque property market confirmed its ability to maintain record volumes while undergoing a major restructuring.<\/strong><\/b><\/p>\n\n

With 493 transactions recorded in 2025, 5.8% more than in 2024, and a total volume maintained at \u20ac5.9 billion, the Principality’s property market is proving to be more resilient than it appears.<\/p>\n\n

Behind this apparent stability, two opposing dynamics are at play: a marked decline in initial sales of new properties, offset almost to the pound by an explosion in the secondary market. For C\u00e9line Caron-Dagioni, Minister of Equipment, Environment and Urban Planning, this observatory is invaluable: \u2018<\/b>It allows us to objectively assess the dynamics of the market over the past year, and we know how much attention this market attracts.\u2019<\/p>\n

Primary sales fell by 36.6% in volume and 29.1% in value, without losing their exceptional nature: of the 64 transactions recorded, 35 exceeded \u20ac20 million, representing more than half of sales. Five transactions even exceeded the \u20ac100 million threshold.<\/p>\n\n

Resales reached a record level of \u20ac3.2 billion, up 49.1% in value. Larvotto provides the most striking illustration of this, with only 13 transactions, yet \u20ac851.9 million, a fivefold increase in volume in one year.<\/p>\n

Prices reaching new heights<\/h2>\n\n

This year, the IMSEE adopted a new method for estimating the price per square metre, taking into account sales, resales and the period of construction of the properties. For Pierre-Andr\u00e9 Chiappori, Minister of Finance and the Economy, the wealth of these new statistical tools is crucial: \u2018The more sophisticated and comprehensive the models we use, the better the policies we can put in place.\u2019 The average price per square metre stands at \u20ac57,569<\/b> in 2025, the second highest level ever recorded. Larvotto has crossed the symbolic threshold of \u20ac70,000 per square metre for the first time, reaching \u20ac71,167.<\/p>\n\n

The average sale price rose by nearly 12% in one year to set an all-time record of \u20ac40.8 million. The median price also remains at a very high level: one in two sales was concluded at \u20ac21.2 million or more.<\/p>\n\n
